The essential home inspection Mike Holmes believes everyone must get – no exception – which exceeds industry standards. We encourage our clients to be present for their appointments, and ask questions along the way. Our inspectors are highly trained and have specialized equipment so you get the best service possible. A typical appointment of an average single-family home size 1800 – 3500 sq. ft. will take approx. 2.5-3 hours. During this time, your Mike Holmes inspector can thoroughly inspect your home, provide you with a detailed home inspection report and answer any questions you may have. Inspections start at $510. 00 for the Essential Inspection, which covers everything you need to know about your investment. Specialty Inspections are offered individually such as Radon, Mold and Air Quality, Well and Septic, and WETT Fireplace Inspections, each offered at their own price or a reduced price when incorporated with our essential inspection. Do you do Pre-Listing Inspections?
Yes we do and we recommend to do so as well. A pre-Listing inspection allows a seller to correct any deficiencies so as to enter the selling market with confidence that you get top dollar when the offers come in.
Is a Pre-Purchase inspection really necessary?
Absolutely it is ! A pre-purchase inspection ensures that your investment is quality and that you wont be met with any expensive surprises. It also gives you leverage at the table to possibly have the deficiencies corrected by the seller, the price lowered to compensate the problems needing to be addressed, or the ability to drop the offer all together if need be.
